Your custom home, from the first sketch to the front-door key.
Building a home is the biggest project most families ever take on, and it asks for a builder you can trust with every decision along the way. Custom homes are our specialty. We walk with you from the first sketch through the final walkthrough, building the home your family has been picturing. We build custom homes throughout the Metro East, from Swansea and O’Fallon to Belleville, Edwardsville, and Jerseyville.
What is Padgett, and who do you build for?
Padgett Building & Remodeling is a custom home builder in Swansea, IL and the Metro East, family-owned since 1992. We are one of the rare local builders who both build ground-up custom homes and remodel, so we work as your partner, not a sales office, and the relationship outlasts the build. When your family is ready for a new kitchen or addition years later, the same name is still standing behind the work.
What does a Padgett custom home include?
A custom home is the fullest expression of the Padgett Way: ethics, integrity, and quality craftsmanship from conception to completion, with you informed at every step.
- Design and floor-plan development
- Site evaluation and foundations
- Full structural and framing
- Custom kitchens and baths
- Trim, millwork, and built-ins
- Outdoor living and hardscape
- Energy-efficient mechanicals
- Final walkthrough and warranty support

Why build with a family that also remodels?
A custom home is a thousand decisions stretched over many months. What makes it work is one family who is accountable for all of them, who tells you what things cost before they happen, and who shows up when they say they will. Because Padgett also remodels, we are not a builder who hands you keys and disappears. When you want to finish the basement or add a room down the road, the same family is a phone call away. That is what the Padgetts have built their name on since 1992.
The Padgett Way →What are the steps from lot to move-in?
A custom home is the longest, most personal project we take on, so you work with the same Padgett team from the lot walk to the day we hand you the keys. Five stages, one point of contact.
Land & feasibility
We walk your lot, or one you are considering in Swansea, O’Fallon, or anywhere in the Metro East, and tell you honestly what it will take to build there, from access and grading to utilities.
The sketch
We shape the floor plan around how you actually live, set the budget honestly, and refine the drawings until the house on paper is the one in your head.
Permits & foundation
Permits, final site prep, and the foundation. The unglamorous stage that everything above ground depends on, done by the book.
Framing to finish
Structure, mechanicals, kitchens and baths, trim and millwork, all coordinated by one project manager so you always know what is happening and who is on site.
The keys
A final walkthrough together, a real warranty behind the work, and the front-door key in your hand. Then we are still a phone call away.
From conception to completion, you never get handed off to a stranger. The name on the truck is the name standing in your new front room.
What shapes the cost of building a custom home?
The cost of a custom home in the Metro East comes down to your land and how much it takes to build on it, the size and complexity of the floor plan, and the level of finish you choose. Padgett prices every home after a free consultation, with no surprise change orders.
- Your lot and site prep, including access, grading, and utilities
- Square footage and how complex the floor plan is
- The level of finish, from standard to high-end
- Custom versus stock selections on cabinets, trim, and fixtures
- Site conditions like soil, slope, and the foundation your lot needs
According to the National Association of Home Builders, construction costs are the single largest share of what a new single-family home sells for, ahead of the finished lot. That is why we quote each project only after we understand your lot, your plan, and your selections. You know the number before we build, and you will not meet it again as a surprise change order.

Custom home questions, answered.
Does Padgett build a custom home from the ground up, or only remodel?
Both. Padgett Building & Remodeling is one of the few family-owned builders in the Metro East that builds ground-up custom homes and also remodels. That means one accountable team can build your home and be there years later for the kitchen, bath, or addition, so the relationship outlasts the build.
How far in advance do I need to book a custom home build?
For a custom home in Swansea or O’Fallon, plan to talk with us several months before you want to break ground. Design, selections, and permits take time, and good builders book out. The earlier you start, the more say you have over your build window and your lot.
Do you build on my own lot in Swansea or O’Fallon?
Yes. We build on your lot anywhere in the Metro East, and we can walk a site you are considering before you buy and tell you honestly what it will take to build there, from access and grading to utilities and foundation.
Can I bring my own plans, or does Padgett design the home too?
Both. If you have plans or an architect, we build from them. If you are starting with a wish list and a few pictures, we help develop the design into a buildable plan that fits your lot and your budget.
How does Padgett handle pricing on a custom home?
We price the home around your scope, your lot, and the finishes you choose, then keep you informed as decisions are made. The Padgett Way means no surprise change orders, so you know what it costs before we build it.
Do you build in O’Fallon and Belleville, or only Swansea?
We are based in Swansea at 4200 Smelting Works Rd and build custom homes across the Metro East, including O’Fallon, Shiloh, Belleville, Fairview Heights, Edwardsville, and the surrounding towns. Swansea is home, but the whole corridor is our service area.
